Property-backed lending workflows
Connect borrowers, lenders and eligible private capital around secured property finance with structured applications, data rooms and loan execution tooling.
What is property-backed lending?
Property-backed lending uses UK property assets as security for credit facilities. This includes development finance, bridging loans, commercial investment finance, private credit structures and other secured property debt where lenders or investors take collateral over real estate.
BuildFund is a technology platform designed to support the workflow around these transactions — from origination and evidence collection through underwriting, terms and post-completion monitoring. BuildFund is not itself a lender.
How participants interact on BuildFund
Borrowers prepare structured applications with project and security detail. Lenders configure products, review evidence and manage credit workflow. Eligible private capital participants may access curated opportunities where Investor Club pathways are enabled.
Professional advisers such as solicitors and surveyors can be invited into permissioned collaboration spaces when lenders require coordinated completion activity.
Underwriting and transparency
Property-backed lending decisions depend on security quality, borrower strength, project viability and legal structure. BuildFund brings together documents, workflow stages and — where enabled — World Intelligence location context to support review.
The platform does not replace lender or investor judgement, provide guarantees or ensure enforcement outcomes if loans default.
Risks in property-backed lending
- Property values can fall; LTV and recovery are not guaranteed
- Development and refurbishment carry execution and cost risk
- Legal enforceability of security depends on documentation and process
- Private capital participation may involve illiquidity and capital at risk
